Our Services Include:
- Full Appraisal including advice on how to minimise vacancies, and comparables
- Advertising of your property through all the most popular mediums (internet, local press, office window etc) - we can arrange additional advertising if desired
- To Let Board erected at property
- Match potential tenants to the property from our database
- Accompanied viewings
- Weekly updates of the rental progress
- Full credit checks and guarantors acquired for applicants
- Signing of the lease agreement and all necessary legal documentation, including guarantors and management agreement
- Collection of key deposit plus a full months rent in advance
- Check the tenant into the property and agree an inventory
- Full co-operation with Housing Executive and housing benefit offices
- Daily arrears check to ensure tenants stay ahead
- Chase rent arrears if tenant falls behind in rent
- 3 & 6 month inspection to ensure tenant is up to date with rent and the property is being well maintained
- Collect rent and DHSS payments (where necessary)
- Electronic transfer of rent every 4 weeks to landlords account
- Coordinate repairs and maintenance on the property. Tenants can ring our 24hr emergency repair line
- Arrange gas safety inspections if necessary
- Full Inspection of the property when tenant vacates the property
- Our fees include a £300 (+ VAT) tenant introduction fee plus a percentage per month on rent collection for our complete property management service or a one-off tenant finders fee of £400 (+ VAT) for our letting only service.
